An apron flashing is a formed metal piece that bridges the junction between a roof surface and the wall above it. This junction — where a lower roof plane meets a vertical wall — is one of the most common locations for water ingress in New Zealand buildings. Without a correctly installed flashing, water runs down the wall and finds its way into the gap between the roof and the wall, tracking into the building structure.
The apron flashing has two parts: a wall section (called the upstand) that is fixed to and sealed against the vertical wall, and a roof section (the apron or skirt) that laps over the roofing material below. Water running down the wall is deflected by the upstand onto the roof apron and then down the roof slope to the gutters.
Apron flashings are typically continuous pieces spanning the full width of the junction. Where the wall is long or where thermal movement is a consideration, the flashing may be installed in sections with overlapping joints.
